Simple Tips to Prepare for a Home Appraisal

The importance of receiving a good home appraisal should not be underestimated. Your borrowers will need a good appraisal if they are planning to secure a home equity line of credit. But how do you prepare them for a home appraisal? Here are four simple tips you can give them:

1. Maximize the Home’s Curb Appeal

When a home buyer or real estate appraiser drives up to your home, their first impression sets the tone for what else they expect to see. If your home presents a good image from the outside and looks like it has been well maintained, you are more likely to receive a higher appraisal. Even such simple tasks as mowing your lawn and trimming shrubbery can help you to get a better appraisal.

2. Declutter

Not only will your home look more attractive if you declutter it, but rooms and spaces will also look larger. Make sure there are no items on your floors or furniture that do not belong there. Remove unused clothing from your closets so that they look larger. Clean off and reorganize your bathroom vanities and kitchen countertops. Store small kitchen appliances in cabinets to free up counter space.

3. Ensure Cleanliness

Once your home is decluttered, make sure it is thoroughly clean. Pay special attention to kitchen and bathroom sinks, bathtubs, mirrors, and windows. Clean your carpets and the grout on your tile floors. In some cases, you may want to hire a professional cleaning service to clean the interior of your home. You also may want to consider having the exterior of your home pressure washed if it is dirty or mildewed.

4. Perform Minor Repairs

Repair items that are broken or not working properly, especially those that are obvious and unsightly. Look for broken or defective faucets, mirrors, and light bulbs. Patch and paint holes in walls. Also, make sure that your front door is in good shape and presents a welcoming appearance.
